Questions

Where does the data come from?

Southampton Town's public building-permit records, matched to the New York State assessment roll and parcel maps, FEMA flood zones and the Suffolk County deed index. All of it is public. We do the reading and the matching.

Do you show owner names or phone numbers?

No. The report lists the property and the filing. Who you call and how is up to you.

Which hamlets do you cover?

Southampton Town outside the incorporated villages: Bridgehampton, Water Mill, Hampton Bays, North Sea, Shinnecock Hills, Tuckahoe, Noyac, Flanders, Riverside, East Quogue, Quiogue, Westhampton, Eastport and Remsenburg-Speonk. Village coverage is next.

How is this different from a permit alert service?

An alert tells you a permit was filed. We tell you which filings have historically meant a sale, and how often. A violation search is a dull line in the Town record and the strongest early sale signal we found.

Will a flagged house definitely sell?

No. About 55% of searched parcels record a sale within six months. Some deals fall through and some searches are refinances. That's why the report says "likely under contract."
